This is a complete off-grid community with physical security, cybersecurity, remote aircraft landing strip, sustainable power generation and water rights for living, food production and livestock. This elite offering is “ Limited “. Only those rigorously vetted candidates will be invited to participate, providing protection to all members involved in the project offering. The development will be led by a specialty “Team” consisting of experienced professionals including; developer / contractor, high level security, medical, animal husbandry, farming and other critical skills including on-site real-world training and specialty STEM education and apprenticeships for younger family members.

 

Investor(s) will have rights and ownership interest in approximately 500+/- acres of suitable land to be secured subject to the launch of the HomesteadWorx project, with the attributes critical to the success of the Offering. Phase I is located in central Arizona at an altitude of 4000 feet offering a mild winter season and protection from the scorching heat of the lower Phoenix environs and its large population. Water is available for the needs of the community, agriculture, and livestock to sustain the designed small number of residents and guests. The private area for an investor will include high security homesite(s), in-ground storage, safe rooms and access rights to all community resources to supplement the private energy, water, sanitation and other basic infrastructure needs. On-site project staff will maintain go-ready status.

As a managing member of the HomesteadOne LLC, your position will allow voting rights on decisions including covenants, restrictions, easements required for the subsequent members investing in the project. The HomesteadOne Association Covenants will be co-developed with the Initial Investor and the Board of HomesteadWorx. Next tier private members will be given the option to buy in to reserve a sub- parcel of approximately 40+ acres. Part of the net income from these real estate “sales” will provide a return on initial investment. Members may elect “Additional Features” beyond the three basic HomesteadOne packages that will be available. These will be offered (for additional cost) to meet specific personal needs such as – full time state of the art communications systems, mobile security systems, specialty access, all underground facilities, collaborative food/water resources, training facilities, advanced outdoor training and education, preparedness management, transportation systems, as well as intern/apprentice experiences with senior mentors. In addition to the personal benefits and participation in the subsequent development, the investor benefits from more than 40+ years of Consulting / Development / Personal experience offered by Mr Lazok and team on large scale projects.

Initial investor will be offered a partner interest in the ongoing growth of the HomesteadWorx parent corporate structure to be expanded in the future which includes but not limited to Western Corridor Real Estate Development. A growth opportunity extending from Arizona to Montana where the HomesteadOne model will be replicated at appropriate sites. Included in this offering is Lazok Industries and Center for the Future integral Think Tank, a valuable additional element that creates technology solutions for next generation grid infrastructure, power generation and water innovations. Another element of the portfolio is Lazok Industries ventures – XprtWorx – a R&D, testing, prototyping, fabrication and manufacturing Interface Arm which has the capabilities to rapidly implement & productize new innovative Technology Products which will be tested / improved upon in the HomesteadWorx One development.

 

 

The above illustration shows the initial investor acquisition of a 500+ acre parcel of land in partnership with the HomesteadWorx One team. Real estate income from the subsequent sale and development of sub parcels of 40 +/- acre tracts provide return on investment for the initial investor and mitigate overall project risk. Subsequent projects, HomesteadTwo and Three begin in the 4th year within the Western Corridor Development zone. The cumulative net income is apportioned toward lead investor’s return and re-investment in follow on projects. Optionally, the investor has the opportunity to co-invest with HomesteadWorx on other projects.

 

HomesteadWorx One - LLC

 

 

 

 

The first phase of this multi-year development project will set the standard for follow on investments to meet the expected demand for sustainable, off-grid and secure homestead sites. Land has been identified and the basic model details for the initial offerings will be based upon designs delivered to high end clients in the past.

 

 

Funding for and legal development of the LLC will be completed upon the closing of earnest money and financing. It will be placed in a working escrow account held by US Bank. Source of funds will include the principals of HomesteadWorx and the representative of the lead investor. A $500,000 line of credit will be established to access the funds and maintain detailed financial accounting and managed by accounting partner Schutte and Hilgendorf. Oversight will be managed by our expert Cathy Craig, EA.

 

 

 

HomesteadWorx - Community Space

 

These funds will be utilized during year one to establish the basic dwelling(s) for the lead investor (Unit 1) as well as to build the credit for HomesteadWorx to accept sales of approximately 9 sub parcels, community space, and airstrip suitable for a twin-engine Bonanza class craft as shown in the graphic below (not to scale or precise geometry of the parcel).
